Get to know each other

After you register, one of our agents will become your dedicated contact throughout the entire rental process. They’ll get in touch with you via WhatsApp to get things started. Want to get to know each other a bit more? We’re happy to schedule a (video) call at your convenience.

What does it cost?

We work with a no cure, no pay principle. That means you only pay us after we’ve successfully found and secured your rental home. Our one-time success fee is equal to one month’s rent excluding VAT. No registration fees. No hidden costs. No surprises.

What can you expect?

After you register,  your personal agent will immediately start the search for your new home. Once we find a property that matches your wishes, we’ll share all the details and photos with you via WhatsApp.Interested in the apartment? We’ll schedule a viewing, either in person or through a video call, depending on what suits you best.

Proposal

After the viewing, you’ll discuss your impressions with your agent. If you’re interested in the property, we will prepare and submit a proposal on your behalf. Your agent will handle the entire process for you. In most cases, the landlord or realtor will respond within approximately three business days.

Congratulations!

Once your proposal is accepted by the realtor, we’ll receive the draft version of the rental agreement. We’ll review it carefully and share it with you, along with our feedback or suggestions. After all parties have signed the agreement, we’ll assist you with the key handover and, if needed, help you set up utilities such as gas, water, electricity and internet.

Answers to our FAQ!

How do we work?

Once you have chosen us as your partner in the search for your new home, we will start with an online search and activate our network of landlords, real estate agencies and property managers. When we find options that match your criteria, we will discuss them with you and decide whether to schedule viewings.

If you are not in the Netherlands, that is no problem. We can attend the viewing on your behalf and provide detailed feedback, photos or videos so you can make an informed decision from abroad.

If you are still interested after the viewing, we will submit an offer to the landlord. If your offer is accepted, we will guide you through the rental agreement, the check-in process and the handover of the keys.

Before you know it, everything is arranged and you are officially a resident of Amsterdam, the Netherlands.

How long does it take to find a home?

Most of our clients find a suitable home within 1 to 2 weeks after registering with us. This depends on your preferences, budget, and how flexible you are, but we act quickly and efficiently.

Can you help if I'm not in the Netherlands yet?

Absolutely. We help many clients remotely. We can do video viewings, handle all communication with landlords, and take care of the paperwork. You’ll be fully supported, even from abroad.

Do you also work with short-term rentals?

Our main focus is on long-term rentals (12 months or more). If you're looking for a short-term stay, we’re happy to advise you or point you in the right direction, but our active search service is for long-term housing only.

What are the costs?

We work on a no cure, no pay basis. That means you only pay once we’ve successfully secured a rental for you. Our one-time success fee equals one month’s rent excluding VAT. There are no registration fees or hidden costs.

What areas in Amsterdam do you cover?

We cover all of Amsterdam, including popular neighborhoods like De Pijp, Jordaan, Oud-Zuid, Oost, and Amsterdam-Noord. We also help clients find homes in nearby areas such as Amstelveen and Haarlem if that suits your needs better.

Do you help with furnished or unfurnished homes?

Yes, we help you find furnished, semi-furnished or unfurnished homes, depending on your preferences. During registration, you can let us know what type of furnishing you are looking for, and we will tailor the search accordingly.

What happens after I submit the form on the website of Housing & Co. ?

After filling in the form you will be loaded into our system and one of our colleagues will contact you within 24 hours. We will discuss your wishes and other information that makes our search more efficient. Also we will ask you to sign our service contract (OTD), We will then start the search within our network and online channels and keep you notified as soon as we have possible matches. If there is a match we can organise a viewing to see the place.
Still a match after the viewing? Then we will collect your documents and make an offer to the lessor.

What information do I need to provide once we found a place?  

  • Copy passport / ID card

  • Employment contract

  • Three most recent salary slips

  • Personal (contact) information

  • Filled in guarantor form (in case there is not enough income)

  • Motivation / Introduction letter

  • Current landlord statement or “verhuurdersverklaring” (optional)

Can Housing & Co. also advise me about the rental agreement ?

No worries, we are aware of all the different kind of rental agreements and we will advise and inform you correctly and up to date.

Why shouldn't I go find a place on my own?

Of course it is a cheaper option to find a place yourself, but if you are in a hurry and/or you want to have a chance to off market deals, then it is a good option to use our services.
