If preferred, we create a WhatsApp group including the student, the parents or guarantors, and our housing team. In this group we share available apartments, discuss options and keep everyone updated about the process.

This ensures clear communication, quick decisions and full transparency throughout the search.

• Step 1 – Register online:  Start by registering through our website, click here.

• Step 2 – Welcome message from your personal agent: Within 24 hours after your registration, your personal housing agent will contact you with a welcome message. You will also receive our Service Agreement by email confirming that we may begin searching for a suitable apartment on your behalf.

• Step 3 – We start searching for apartments: After the welcome message we immediately begin searching for suitable rental properties. Available apartments are shared via direct chat or through a WhatsApp group. Documents can be uploaded securely through our system: via our portal.
  

• Step 4: Upload Required Documents:

  If your income is lower than the required rental threshold, we may ask you to demonstrate savings. If you earn sufficient income through employment or your own business, only those documents are required. All documents are stored in a secure environment and deleted within two weeks.
  

• Step 5 – Scheduling a viewing: Once we find an apartment that matches your profile, we schedule a viewing. This can take place through a virtual viewing or through an in-person viewing in Amsterdam.

• Step 6 – Submitting a rental proposal: If you are enthusiastic about the apartment after the viewing, we submit a rental proposal together with your documents. If the property does not meet your expectations, we simply continue searching for new options.

• Step 7 – Approval of your application: After submitting the proposal, we usually receive a response from the landlord or estate agent within three working days.

• Step 8 – Apartment reserved for you: Once the landlord or estate agent accepts the proposal, the apartment is officially reserved for you.

• Step 9 – Reviewing and signing the rental agreement: Within approximately one week we receive the draft tenancy agreement. We review the contract carefully before sending it to you. Once everyone agrees with the terms, the agreement is signed digitally so all parties can sign remotely.

• Step 10 – First payment and service fee: Our finance department prepares the invoice for the first month’s rent, the security deposit and our service fee. Our service fee is one month’s rent plus 21% VAT. Because we operate on a No Cure No Pay basis, you only pay our fee once the apartment has been successfully secured. If preferred, the rent and deposit can also be paid directly to the landlord.

• Step 11 – Key handover and apartment inspection: Once everything has been signed, we schedule the key handover. We will be present together with the estate agent. The agent prepares an inspection report with photographs and notes about the condition of the apartment. You will receive this report after the check-in. If anything is missing from the report, you have two weeks to add additional comments.

• Step 12: Utilities Setup: After receiving the keys, we send you a simple link where you can easily arrange gas, water, electricity and internet. This assistance is included in our service fee.

• Step 13 – Ongoing support during your tenancy: Even after moving into the apartment, we remain your main contact during the entire tenancy period. If you have any questions or require assistance, our team is always ready to help.
